The activities of TPEX International, founded in 2010 by CEO Robert Rosier, are best explained using a metaphor that also appears in the background during our zoom sessions. There we see the image of a large, ultramodern, digital control room with a great deal of technology, from which the company manages many hundreds of buildings.
“You can refer to us as a Smart Building Operator,” says Rosier. “We consider ourselves a disruptor because we approach things differently compared to other service providers in the market, which means that the real estate delivers better performances at lower costs. We are the new kid on the block and we are breaking this market open, while most buildings in the market have been managed in a traditional way for years. Especially now, in times of climate change and all the problems that go along with this, where we are faced with energy transition and new ways of managing a building, also as a result of the corona crisis, it is necessary to make a take action and make changes.
Manage buildings 24 hours a day, every day
Rosier can perfectly explain the proposition. ‘In traditional buildings, maintenance parties visit once a year to check if all systems are operating properly. But for a well-functioning building, the most important asset is to have optimal productivity. It is the basis of everything. If the heating fails or the air quality is inferior, this must be resolved before complaints arise. Modern smart buildings contain so much control engineering technology that you can make direct use of daylight when the sun is shining. Compare this to the technology in your car, that car industry is very advanced. Buildings are very behind and we say: you have to manage buildings 24 hours; if the air conditioning goes out at night, you have to make sure everything is up and running again in the morning.
“Contemporary buildings must meet the highest standards in terms of comfort, circularity and sustainability, so according to Rosier you sometimes can’t have a mechanic come over. He will rely on a building control room monitoring all data from a building and sounding the alarm in time, should this be necessary. We refer to this as data-driven real estate. We are not a maintenance party, but we keep track of the delivery process, take control, validate on the basis of the data collection and make it efficient.
Is it necessary for them to be present at the beginning of the development of the building?
Both existing and new buildings must comply with contemporary guidelines in terms of the Paris Proof principles and circularity.
