Digital Building Operator TPEX International and the consultancy and engineering firm DWA join forces in managing buildings. With TPEX engaging in the operational and process-based optimisation of buildings, the focus of DWA is primarily on the substantive side, such as (technical) advice about building technology. Working together, the two parties provide the framework and implement the entire chain of design-build-maintain-operate. This way, we ensure the highest performances in the field of comfort, sustainability and safety, against the lowest possible operational costs.
Real estate must comply with increasingly high sustainability standards. Not only upon delivery, but during operations as well. Buildings have evolved to more than only a physical construction filled with a plethora of technical systems. They have become ‘data factories’ that continuously receive, send, process and store information for further insight and optimisation. The physical building and the software go hand in hand and they enhance each other. That leads to ‘High Performance buildings’: buildings with advanced (control) systems and complex software striving for optimal performance of the structure.
“The complexity of the control system is unprecedented and multiple disciplines are required to operate the building as best as possible. We focus on a skilled helpdesk and operational process, where we monitor the data from start to finish and we examine the building to ensure it still operates the way it was designed to. DWA will be deployed as a fourth-line solution for complex sustainability issues, seasonal testing and commissioning,” TPEX International CEO Robert Rosier explains.
Performance management
Where TPEX is responsible for daily operations and performance of the buildings and directing the maintenance parties, DWA will proactively and directly render advice for better and more efficient operations. “Our continuous involvement with running the real estate ensures that, together with the operations department of TPEX, we provide continuous commissioning and performance management. It’s much more efficient than finding out once a year afterwards that things could have been done better,” DWA’s Eloi Burdorf observes.
Label C obligation
In working together, both cooperation partners are able to provide full guarantees on the sustainability of real estate, not only in terms of consultancy, but also regarding the implementation. On 1 January 2023, Label C became mandatory for real estate in the Netherlands, 30% of the country’s buildings still do not comply with this standard yet.

TPEX International en DWA gaan strategische samenwerking aan voor slim gebouwbeheer

Digital Building Operator TPEX International en advies- en ingenieursbureau DWA slaan de handen ineen bij het beheren van gebouwen. Daar waar TPEX zich richt op de operationele en procesmatige optimalisatie van gebouwen, spitst DWA zich toe op de inhoudelijke kant, zoals de (technische) advisering over de gebouwtechniek. Met de samenwerking geven deze partijen invulling aan de complete design-build-maintain-operate keten. Zo zorgen we voor de hoogste prestaties op het gebied van comfort, duurzaamheid en veiligheid, tegen de daarvoor laagst mogelijke exploitatiekosten.
Vastgoed moet voldoen aan steeds hogere duurzaamheidsnormen. Niet alleen bij oplevering, maar ook tijdens de exploitatie. Gebouwen zijn geëvolueerd tot meer dan alleen een fysieke gebouw met installaties. Het zijn ‘datafabrieken’ die continu gegevens ontvangen, verzenen, verwerken en opslaat voor verdere inzicht en optimalisatie. Het fysieke gebouw en de software gaan hand in hand en versterken elkaar. Dat leidt tot ‘High Performance gebouwen’: gebouwen met geavanceerde (regel)systemen en complexe software die de optimale performance van gebouwen nastreeft.
“De complexiteit van het regelsysteem is ongekend en er zijn meerdere disciplines nodig om het gebouw ook optimaal te laten draaien. Wij richten ons op een ‘skilled’ helpdesk en operationsproces, waarbij wij van start tot aan het einde de data monitoren en onderzoeken of het gebouw nog steeds draait zoals het ontworpen is. We zetten DWA in als vierde lijn waarbij zij zich richt op het oplossen van complexe duurzaamheidsvraagstukken, seizoensgebonden testen en commissioning,” legt Robert Rosier, CEO van TPEX International uit.
Performance management Daar waar TPEX verantwoordelijk is voor de dagelijkse operatie en performance van de gebouwen en de aansturing van de onderhoudspartijen, doet DWA proactief en direct voorstellen om deze operatie beter en efficiënter te laten lopen. “Doordat wij continu zijn betrokken bij de exploitatie van het vastgoed, zorgen we samen met de operationsafdeling van TPEX voor continuous commissioning en performance management. Dat is efficiënter dan eenmaal per jaar achteraf te constateren dat dingen beter hadden gekund,” aldus Eloi Burdorf van DWA.
Label C verplicht Door deze samenwerking kunnen beide samenwerkingspartners integrale garanties geven over de verduurzaming van vastgoed. Niet alleen voor het advies, maar ook in de uitvoering. Op 1 januari 2023 was Label C een verplichting voor het Nederlandse vastgoed, 30% van het Nederlandse vastgoed voldoet nog niet.
